1. Everett Burns of 9747 Goehring Road - Asked the Commission to consider filling in the
missing sidewalks along Goehring Road. Mr. Henshaw explained that connections are being
          examined.

1. Meeder Conceptual Plan Review

unknown · meeting-19

Conceptual plan review of an adjustment to Phase 1 to allow for additional parking and
revisions to Final Phases 2 and 3 (along Rochester Road).

Ms. Richard gave the overview of this project.

Mr. Anthony Faranda Diedrich and Ms. Amanda Heineman of Charter Homes were available for
comments from the Commission.

Mr. Faranda-Diedrich gave a presentation of the history and proposed changes for Meeder.

After discussion by the Commission, the floor was opened to public comment.

Melanie Marsh of 312 Harlequin Street – She is a current HOA board member. She would like to know
the benefit of having the Charter office on the Meeder property, is questioning the ownership of the
commercial spaces and the success of the spaces and has concerns on the lack of parking.

Rosetta Dufalla of 306 Parade Street – She is questioning the maintenance of Main Street and is this a
responsibility of the proposed commercial leaseholders. She is also concerned with the lack of parking
and asked if there could be more parking on the east side of Meeder Green. She also asked about the
Meeder sign that was to be installed at the entrance to the plan.

unknown · meeting-19

Luke Lesic – 124 Main Street – Advised he loves the concept of Meeder. He advised that parking along
Main Street does not exist and is concerned with speeding vehicles on Main Street and that Oliver Way
is a challenge with emergency service vehicles. He would like to see a Main Street final rendering.

Karen Rigard – 310 Parade Street – Asked about the retaining wall for the proposed townhomes to the
very east of Phase 3 and asked the completion timeframe for these new phases. She is concerned with
the live/work units and ownership of these units and asked that the developer construct the commercial
buildings before the residential units.

Deb West – 425 Roebling Court – She lives in an end unit next to on street parking where vehicles are
started and she can feel vibrations and smell fumes. She’s asked Charter for landscaping and they denied
her request. She would like to see the lack of parking be evaluated.

Mike Mammone – 501 Rodney Lane – Lighting is sparce and is a safety concern. A Discussion ensued
between Mike and Anthony Faranda-Diedrich in reference to the commercial units, leases, HOA
responsibilities, change in ownership/character.

Julie Smaltz – 717 Whithers Park Drive – Greenspace concerns, development changes and crosswalks
for safer crossing on Main Street.

Donald McCoid – 423 Roebling Court – Also lives in an end unit where vehicles park outside his
residence and advised there were parking rules for residents and guests.

unknown · meeting-19

Christina Mustovic – 199 Foundation Drive – She also advises crosswalks are needed as vehicles travel
Main Street as a cut through from the roundabout. She is also concerned with the commercial units
bringing employees and customers that will take up more of the parking and would like to see parking
along the green space.

Richard Rigard – 310 Parade Street – Asked when these commercial sites would be turned over to the
HOA/residents and inquired as to if they will be paying maintenance fees.

John Kuras – 214 Foundation Drive – Advised they bought in to the old English look of the
development. He advised there are compounding errors in this development and asked that the
Commission not move forward with approval as emergency services cannot negotiate most roads in the
development. He advised parking issues are not the responsibility of the residents but the responsibility
of Charter.

Kathy Frank – 217 Foundation Drive – Asked how the developer calculated the number of parking
spaces, is concerned with the additional traffic from commercial customers. Is also concerned with
Main street safety and asked for the installation of stop signs.

Jim Jen – 708 England Road – Advised he moved from within the township a year ago and is concerned
with the developer to HOA turnover for commercial properties.

unknown · meeting-19

James Arnott – 325 Harlequin Street - He advised that the commercial building to the west is a romantic
fascination and there is a lack of consistency in this development, lack of parking, cut through safety
concerns.

Cynthia Maro -304 Parade Street – Asked about the 1300 parking spaces and how they got to this
number. Is in agreement with all other comments and asked if the home store could be turned into a
community building for residents.

Jennifer Ortiz – 322 Harlequin Street – Advised that the townhome garages/driveways are realistically
inadequate and asked if these were included in the tally for parking spaces and asked if there would be
parking spaces at the roundabout.

Nancy Suellau – 443 Roebling Court – Asked if the green space at the proposed additional parking
spaces by Parade Street/Rochester Road would have any kind of trees/landscaping and is concerned with
the narrow streets.

Jim Lawler – 307 Parade Street – He is the first resident to occupy in the Meeder development. He
started a conversation with Mr. Faranda-Diedrich about the additional parking spaces by Parade
Street/Rochester Road and if there would be proper distance between the parking spaces and his
driveway and advised the construction workers are driving too fast.

Greg Thome – 605 Carlton Lane – Advised residents/guests park on both sides of the streets and that
guest parking is limited and asked if the parking tally considered the driveway sizes.

unknown · meeting-19

Michael Richards – 606 Parker Street – Advised that these are developer issues and that there is a
change from the beginning of the development to the proposed plan. Residents were promised a
livable/walkable community, and he would like to see Meeder prioritized before the other Charter
developments. He agrees with the others.

Sam Guarascio – 517 Rodney Lane – He agrees with the parking comments. He has been a resident for
6.5 years and was promised adequate parking and further advised that all residents have the same issues:
garage sizes, parking being changed from the original design, lack of streetlights, Main Street being the
cut through. He asked if there was enough demand for additional commercial and putting residential on
top – this is just adding to the parking failure.

Kelly Eckenrode – 136 Gress Road – Advised that this is a multi-serve community.

Allison Lesic – 124 Main Street – Asked if Strand Street was mean to be an additional cut through from
Unionville Road to Rochester Road.

Sarah Wise – 622 Gratitude Road – She would like transparency from Charter and would like to see
restaurants instead of office space.
