CRANBERRY TOWNSHIP — Continuing the municipality’s trend of commercial and medical growth, the Planning Advisory Commission (PAC) convened Monday night to review expansion plans for UPMC Passavant Hospital and a significant land consolidation along the Route 228 corridor.

During the regular meeting on April 27, 2026, the commission reviewed land development applications that will shape the northern edge of the township. While no votes were taken—Monday’s session was a review and discussion agenda—the items will likely move toward final approval later this summer.

Hospital Infrastructure Upgrades

The primary focus of the evening was a request from UPMC Passavant, located at 1 St. Francis Way. The hospital is seeking approval for a Preliminary and Final Land Development plan (PR #LD-26-4) to construct a 7,785-square-foot expansion of its central utility plant.

According to the agenda, the expansion would take place on approximately 13.89 acres within the SU-1 (Special Use) zoning district. Central utility plants are critical facilities for hospital campuses, housing heating, cooling, and electrical distribution systems that support patient care and daily operations.

The project has a Target Land Development (TLD) date of July 25, 2026, indicating the township anticipates rendering a decision on the proposal by this summer. The SU-1 district is designed to accommodate major institutional uses like hospitals, allowing for the expansion of necessary support infrastructure.

Henderson Crossing Moves Forward

In addition to the hospital work, the commission spent time reviewing the next phase of the Henderson Crossing project, a major development node located at the busy intersection of Route 228, Franklin Road, and Hillmont Drive.

The commission reviewed two distinct applications for this site:

Subdivision (PR #SUB-26-6): A request to consolidate five existing lots into a single parcel totaling 44.53 acres. The land spans both the C-3 (Commercial) and R-1 (Residential) zoning districts. Consolidation is often the first step in master-planned developments, allowing for more unified site design. Infrastructure (PR #LD-26-5): A Final Land Development application focusing specifically on the internal infrastructure for the site. This includes the construction of roads, water lines, sewer systems, and stormwater management facilities required to support future buildings.

The TLD for both the subdivision and infrastructure plans is also set for July 25, 2026.

Departmental Updates

Prior to discussing the major development projects, the commission heard the monthly report from the Planning & Development Services department. The March 2026 report provided the commission with data on building permits, zoning inquiries, and other development activities within the township.

While the specific details of the monthly report were not itemized in the agenda, these reports typically serve as a barometer for the township’s economic health and construction pace.
