Cranberry Township's Planning Advisory Commission reviewed a heavy slate of new development proposals at its March 30 meeting, including a drive-thru coffee shop on Route 19, a major funeral home expansion, a batting cage facility, and the first piece of a large shopping center planned for the Route 19/Dutilh Road intersection. The commission also continued its conceptual review of Charter Homes' revised plans for the Meeder development along Rochester Road, which drew intense public comment at the previous meeting in February. 7 Brew Coffee Drive-Thru on Route 19 The Texas-based drive-thru coffee chain 7 Brew is seeking approval for a 770-square-foot stand on approximately 1.16 acres at 20315 Route 19 in the C-3 commercial zoning district. The application requires both land development and conditional use approval because drive-thru establishments require special review in the township. A public hearing before the Board of Supervisors is scheduled for May 1. The commission's target decision date for the land development plan is June 27. Boylan Funeral Home at 130 Wisconsin Avenue is planning an approximately 8,700-square-foot expansion on its SU-1 zoned property. The project involves consolidating two adjacent lots totaling about 2.79 acres into a single parcel, then constructing the addition. Both the lot consolidation (subdivision) and the land development applications were presented together, with a target decision date of June 27 for both. D-Bat Recreation Facility D-Bat, a franchise batting cage and training facility, is seeking conditional use approval for a 21,000-square-foot commercial and private recreation facility at 250 W. Kensinger Drive, Suite 200, in the SP-1 zoning district. The application will go to a public hearing before the Board of Supervisors on May 1. North Pointe at Cranberry Shopping Center The largest proposal on the agenda was North Pointe at Cranberry, a neighborhood shopping center planned for approximately 16.9 acres at Route 19 and Dutilh Road in the SU-1 zoning district. The full buildout calls for five phases including a 7,320-square-foot automobile repair use (America's Tire), a 55,060-square-foot large retail use, a 1,960-square-foot drive-thru establishment, and development of the eastern parcel. At this meeting, the commission was asked to recommend approval only for the America's Tire auto repair component and associated infrastructure, with the large retail, drive-thru, and eastern parcel deferred to a later date. Both the revised preliminary land development plan and a conditional use application were reviewed, with a public hearing set for May 1 and a target land development decision date of June 27. Meeder Update The commission also continued its conceptual review of Charter Homes' proposed changes to the Meeder mixed-use development, including adjustments to Phase 1 parking and revisions to Phases 2 and 3 along Rochester Road. The item had generated extensive public comment at the commission's February 23 meeting, where more than 20 residents criticized parking shortages, traffic safety, and commercial space plans. All new business items will proceed through the township's review process with upcoming public hearings and decision deadlines through the spring and early summer.
