Seven Cranberry Township residents lined up during public comment at the May 26, 2026 Planning Advisory Commission meeting to raise concerns about the latest round of changes to Charter Homes and Neighborhoods' Meeder development along Rochester Road, the minutes show.

The commission's review that night covered a conceptual plan for "an adjustment to allow for revisions to Final Phases 2 and 3" of Meeder, presented by Ron Henshaw, director of Planning & Development Services, and Anthony Faranda-Diedrich of Charter Homes and Neighborhoods. As a conceptual plan review, the item did not come to a vote; the commission's only recorded votes that night were on the April 27 meeting minutes and the motion to adjourn, both 4-0.

After the presentation, Susan Rusnak opened the floor to public comment, and residents raised a range of concerns tied to the phases still under construction. Richard Rigard, of Parade Street, asked about delivery access for the Main Street west mixed-use buildings. Chong Chai, of Tillary Lane, questioned semi-truck traffic and who would monitor parking there. Rosetta Dufalla, also of Parade Street, raised emergency vehicle access, a street wall and fencing, an entrance archway, and paving on Main Street. Allison Lesic said a bump-out near the constructed mixed-use building has damaged vehicles that hit it. Karen Rigard, of Parade Street, asked whether there was tenant interest for the mixed-use buildings. Benjamin Myers, of Parker Street, asked about common space in east Phase 3. Lou Lesic, of Main Street, said the east townhouse building in Phase 3 sits too close to a barn and too close to the sidewalk system's connection point.

The minutes record no commission response or direction to the applicant beyond the comments themselves. Henshaw also gave updates on the Board of Supervisors and Neighborhood Forum, and delivered an items-of-interest presentation, but the minutes record no substance for either. There was no other business, and the meeting adjourned at 7:11 p.m.

Records attached to the agenda show the same Meeder conceptual-plan item was also discussed at the commission's February 23 and March 30 meetings this year, with no vote recorded at any of the three sessions.
